Occupancy in Florida Real Estate Closings

The concept seems simple. Get a South Florida real estate agent. When you close on a piece of residential real estate in Florida, you expect to occupy the property upon closing.  This is what the standard Florida Realtors and the Florida Bar Association says. A Palm Beach Gardens Realtor can help.

The above referenced contract requires that occupancy and possession to the buyer be delivered at closing.  The bookstore could have a book on how to choose a Real Estate Agent In Florida. The property has to be free of any tenants or other occupants (unless previously agreed to like rental property), and any “future tenancies” (any promises made to someone else that they can occupy the property.

Sometimes the parties agree that occupancy can take before closing, but this has its inherent risks.  What if the buyer doesn’t close and the seller finds themselves with an occupant they don’t want there? What if you cannot locate a Top Real Estate Agent Palm Beach Gardens.

If there is occupancy before closing by the buyer then the contract states they assume all risks of loss.  It’s a good idea to make sure the buyer has a liability policy in place before giving pre occupancy possession.

Also, the property has to be cleared of any personal items and trash.  If you are a seller, take the trash out and leave the place nice and clean for the buyer.  Get to the Top Realtors Palm Beach Gardens. If you agreed to leave any personal property then that is fine.

Buying a foreclosed property at a live auction may seem intimidating, but if you do your homework, it shouldn’t be.  Using a South Florida Real Estate Agent can help.  Even a Palm Beach Gardens Realtor. Florida is a judicial foreclosure state, meaning the foreclosure proceeds through the court system.  Worst case is you look at how to choose a real estate agent in Florida.  In January 2018, according to the company RealtyTrac, there were about 570,899 homes in some stage of foreclosure in the U.S.

The Foreclosure Process: Understanding How Foreclosures Work

In Florida, the final step of a foreclosure is the auction of the property.  There are many Top Realtors Palm Beach Gardens. Considerations for Buying a Home in South Florida

There are many things to consider when buying a home in South Florida.  This article will explore some of the most common items you need to consider when buying a home in this sunny state.  Use a Palm Beach Gardens Florida Real Estate Agent for best results.

Hurricane Shutters:  This is extremely important because let's face it, Florida does get hurricanes!  There are many types, some are aluminum and come in long pieces.  They have to be hung one at a time.  Palm Beach Gardens real estate agents know of who to call.  While very protective, they can take hours if not days to put up.  It is often not easy to find someone to put them up if you can’t do this yourself.

Accordion shutters are just that-they fold like an accordion and sit pretty much out of sight when not in use.  When a hurricane or high winds are coming, you simply unlock, slide closed and lock again.  South Florida Real Estate Agents recommend accordion shutters. These don’t need much maintenance but the tracks should be cleaned and lubricated at least once a year.

Garage Space:  Those from up North in the United States may laugh at this one, and it’s because they have basements.  Beautiful, big basements that often run the entire length of the house.  Not so in South Florida!  Built on concrete slabs, homes here do not have basements.  South Florida realtors believe in larger garages. Most people store items in their garage.  Unfortunately, Florida garages are not known to be that wide.  You can barely fit into two cars most of the time.  However, you can find garages that are deep-which enables you to install cabinets and shelves for all your storage needs.

Pool:  Nothing cools you off more in the hot summer of Florida (and I mean hot!) than a pool.  Top Real Estate Agents in Palm Beach Gardens love a nice pool.  You will keep yours open all year round and weekly maintenance can be done by yourself or the myriad of pool companies out there.  Some communities do have shared pools which may suit you just fine, while other people enjoy the privacy of their own pool, especially if they have kids.
